Thanks for considering Big Blue Builders, it's our goal to keep our customers informed. Below is our typical building scope of work, although sometimes circumstances can change our procedures slightly, I make sure that we do not take shortcuts. I would never allow anything to go on your home that I would not put on my own.
Decking
All Girders (outside members of the decking structure) are double 2x10 treated lumber.
The rear girder is attached to all crawl space and basement homes with 5/8 hot dipped galvanized carriage bolts every 20 inches.
All floor joists are 2x8 treated lumber placed 16" on center (hot tubs areas are 12" on center).
All floor joists are supported by a 2x2 treated board (ledger board) secured with 3 8D hot dipped galvanized nails at each end, alternative methods can be used.
Our decking is 5/4x6 treated decking (composite decking available) and in most situations we install this on an angle without and but seams.
Railings are typically 2x2 treated lumber attached with 8D galvanized nails, although there are many different types of railings available.
In some situations the post holding up the decking is placed under and nailed to the decking, depending on the height of the deck we may install two 5/8 hot dipped galvanized bolts as additional support.
Screen Porch
4x4 treated posts set at a maximum of 68" on center.
All top and bottom plates are 2x4 treated lumber.
The header material is typically a doubled up 2x6, but on occasion it will be a solid 4x6.
Roof rafters are either 2x6,2x8 or 2x10 treated lumber depending on the style, span and desired effect, the most used rafter is a 2x6 all rafters are set 24" on center unless you request 16" on center, typically 24" on center is used to accommodate the opening for skylights.
All ridge boards (the peak of the roof) are always 1 size larger than the roof rafters.
Our typical roof decking is 1/2" T111 4"o.c. flipped upside down so you can see the grooves in the wood (pictured below), if a ceiling is desired the roof will be decked with 1/2" OSB and ceiling material varies.

All screen is fiberglass UV rated, we do not install any metal screening as this is not a product that can be used in our style porch.
Typically we install the screen tight (pictured below) screening system (see link for more info), stapled screen with wood trim is available although it is excluded from the 3 year warranty.

All rafters are connected to the top plate with Simpson hurricane ties and ten 10D joist hanger nails as required by building code (pictured below)

All gutters are seamless high quality, colors will match the existing home (as long as it is still available locally)
An optional electrical package is available, the package includes the following; 2 receptacles, 1 floodlight, 1 ceiling fan mount (fixtures not included) from $550.00.
Shingles & Siding are installed using the same grade style and quality that is on your existing home, most of the homes we are installing our porch system on are less than 10 years old, if your home is older than this and you are in need or close to needing a new roof we can install any type or style roofing you desire.
